    Ms. Rose graduated from Willamette University, BS in Psychology & Sociology, and University of California, Hasting College of Law and started her legal career at the firm now known as Carlsmith Ball LLC.  She is a founding member of the firm now known as Lung, Rose, Voss & Wagnild and concentrates her practice in real estate, construction, trusts and commercial litigation. She has extensive experience representing many clients in mediation, arbitration and litigation.

    Ms. Rose has expensive experience in real estate/property matters, having representing developers through the various phases of development, design, construction and sale of high-end condominium projects.  She has also involved in real estate issues involving acquisitions, title, kuleana claims, ʻiwi kupuna, environmental, mortgage/financing and landlord/tenant disputes. In addition, she has handled claims by buyers, sellers, lenders, realtors as well as amongst development partners.  She has also represented developers, architects, engineers, contractors, sub-contractors and suppliers and insurers, as well as individual homeowners, in all aspects of construction litigation, involves delay, construction defects and payment disputes.

    Commercial litigation involves all types of contractual, securities, insurance, employment and tort related disputes.  Ms. Rose has represented all types of businesses, both large and small, in a wide array of complex commercial claims.  In the trust arena, Ms. Rose represented the late Oz Stender against the former Trustees of the Kamehameha Schools and was instrumental in the schoolʻs reform.  She has extensive experience in trust litigation.

    Ms. Rose’s prominent legal background is enhanced and complemented by her business experience as a corporate board member of Central Pacific Bank (banking), Hawaiian Airlines (aviation/tourism) and Gentry Homes Inc. (development/construction). She also previously served on the board of Hawaiian Electric Light Co. Inc. (energy).  Ms. Rose is a Trustee of the Kamehameha Schools, and has served on numerous community non-profit boards.  A proud Native Hawaiian – born and raised on Hawai`i Island and a graduate of the Kamehameha Schools – Ms. Rose actively contributes both her time and energy to various Native Hawaiian and other non-profit community organizations and projects.

    Ms. Rose has been named a Hawaiʻi Super Lawyer (2008 – present) and Best Lawyers in America (2006 – present).  She was honored as Best Lawyer of the Year in Arbitration in 2022 and Best Lawyer of the Year in Construction Litigation in 2013.  Ms. Rose was named as America’s Top 100 Attorneys and given a Lifetime Achievement Award. She is rated “AV” in the Martindale-Hubble Legal Directory

    Ms. Rose is a member of the Hawaiʻi Bar Association, American Bar Association and is a member of the Disciplinary Board of the Supreme Court of Hawaiʻi.  She has also served on the Rules Committee for the Circuit Court of Hawaiʻi.
